What is the revised plinth area for different types of General Pool Residential Accommodation (GPRA) as per the latest 2024 norms, and how does this affect the eligibility of Central Government employees?

According to the Ministry of Housing & Urban Affairs (Works Division) Office Memorandum No. 28012/08/2023-W1 dated 23rd January, 2024, the Plinth Area Norms for GPRA have been revised to update the standards last set in 2013. Under these new norms, the living area (plinth area) has been redefined for various categories: Type-I quarters are now set at 40 sqm, Type-II at 53 sqm, Type-III at 71 sqm, and Type-IV at 104 sqm, with corresponding increases for higher types such as Type-VII at 306 sqm and Type-VIII at 512 sqm. These areas include the dwelling unit, staircases, and balconies, but exclude common circulation areas in multi-storeyed buildings. The eligibility for these types remains linked to the pay levels of the employees as per the 7th CPC, ensuring that the design and scale of amenities, such as the provision of 2nd class teak wood frames and SS 304 stainless steel wire mesh for external doors, align with the updated specifications.
